The Nam Hai

Asia・s hottest emerging market is increasingly catching the eye of the savvy property investor.

Once a war torn country devastated by failed American foreign policy and subsequently held back for decades by an inwards looking communist regime, Vietnam is now rapidly emerging as a hot ticket leisure and investment destination. The country is throwing off its shabby socialist robes, albeit at a rather measured pace, and is now moving towards a more open market style economy. The World Travel and Tourism Council has forecast that within ten years Vietnam will enter the world・s top ten tourist destinations and will attract more than 6 million international visitors annually by 2010.

Risks still abound for the foreign investor. Non Vietnamese are still not allowed to buy land or freehold condominiums instead generally being offered only 50 year leases. However even though investors do not own title rights to their property they can instead buy shares in offshore firms who own the leasehold rights, somewhat akin to owning shares in a consolidated property rather than an individual apartment but in a recognised legally licensed way, which will offer protection under Vietnamese law in the case of dispute. But as tourism grows and grows developers expect there to be a gradual easing of restrictions that will allow the foreign investor easier access to the local property market. Indochina Capital established in 1999 have been at the forefront of investment in Vietnam・s rapidly changing market and quite fittingly are the developers behind the country・s hottest new luxury resort development.
